WHY USE ASPHALT FOR YOUR DRIVEWAY OR PARKING LOT?
Asphalt is a popular choice for driveways and parking lots in Summit County, Colorado, and for good reason. Not only is it durable and long-lasting, but it also offers a range of benefits that make it an excellent investment for any property owner.
One of the primary benefits of asphalt is its ability to withstand extreme weather conditions and even speed up the snow melting process unlike concrete. In Summit County, where the winters can be harsh and the summers hot, asphalt is an ideal choice for driveways and parking lots. It can handle heavy snowfall and ice without cracking or deteriorating, and it can also withstand the intense heat of the summer sun without becoming soft or sticky.
Another benefit of asphalt is its affordability. Compared to other paving materials, such as concrete or brick, asphalt is a cost-effective option that can save property owners money in the long run. It requires less maintenance and repairs, and it can also be installed quickly and efficiently, minimizing disruption to your daily routine.
At Pros Asphalt, we offer a range of maintenance programs to help ensure the longevity of your asphalt driveway or parking lot after installation. Our team of experts can provide regular inspections, repairs, and sealcoating to keep your pavement looking and performing its best for years to come.
In conclusion, if you're looking for a durable, cost-effective, and low-maintenance paving option for your property in Summit County, Colorado, asphalt is an excellent choice.
OIL BASED OR WATER BASED SEALCOATING?
When it comes to choosing between water-based and oil-based asphalt sealers, it's important to understand the differences of each product.
While water-based sealers may seem like a good budget friendly option, there are several advantages to using an oil-based product instead.
One of the main benefits of an oil-based sealer is that it penetrates the surface of your asphalt, rather than simply laying on top of it like a water-based sealer that often times lead to sections of your asphalt driveway or parking lot flaking and peeling.
Oil based allows the sealcoat to penetrate the surface, providing a deeper level of protection, helping to prevent cracks and other damage from occurring keeping your asphalt rejuvenated from the inside out.
Additionally, oil-based sealers tend to last longer than their water-based counterparts, meaning you'll need to reapply them less frequently.
This can save you time and money in the long run, making it a smart investment for any property owner.
Of course, it's important to note that water-based sealers are not necessarily a bad product. In fact, they can be a great option for certain applications. However, if you're looking for the most effective and long-lasting protection for your asphalt, an oil-based asphalt sealer is the way to go.
𝐖𝐇𝐘 𝐒𝐄𝐀𝐋𝐂𝐎𝐀𝐓?
The pavement of asphalt driveways are made up of stones, fine sands, and asphalt binder. The binder acts as the glue to hold all of these aggregates together and provides the pavement with the rich, black color.
However, over time, the binder begins to oxidize with exposure to sun, rain, snow, and other elements – this is shown by the pavement color fading to gray.
As the asphalt oxidizes, it becomes less flexible and cracks more easily with loads (such as cars) and with weather changes (such as freezing). Combine this deterioration with exposure to harmful chemicals, like motor oil, landscaping or household chemicals, and your driveway won’t stand a chance.
To prevent the harm caused by leaving your pavement unprotected, driveway sealcoating is applied to “seal” out the sun’s UV rays, rain, snow, and harmful chemicals. In fact, studies have shown that maintaining pavement with sealcoat prolongs the life of your driveway and will prevent the need to repair or replace it for many years.
HOW WILL I KNOW WHEN IT'S TIME TO SEALCOAT MY ASPHALT?
1. Fading color: If your asphalt has lost its deep black color and appears gray and brittle, it's a sign that the surface is oxidizing and needs sealcoating.
2. Cracks: Cracks on your asphalt surface are a clear indication that it's time to sealcoat. small or large if left untreated it will allow water to penetrate the surface, leading to further damage.
3. Rough surface: If your asphalt surface feels rough to the touch, it's a sign that the surface is deteriorating and needs sealcoating.
Regular sealcoating is essential to maintain the longevity of your asphalt pavement. By keeping an eye out for these signs, you can ensure that your asphalt surface remains in good condition for years to come.

Cracks are an invitation to moisture and harmful chemicals to seep into the pavement’s base and ruin your driveway.
As this moisture expands and freezes, the pavement will break and the driveway will fail. To prevent this, we install a high-quality, hot applied crack and joint sealant to your cracks before sealcoating.
Although this crack filler is visible, the sealed cracks prevents moisture from causing further damage.

To eliminate oil stains from your driveway, we apply an oil spot primer which is brushed onto the stain to prevent it from eating through the new layer of sealcoat.
Unfortunately, not all stains can be completely removed, but this primer usually eliminates normal oil stains.

Sealcoating must be performed when the temperature is about 50 degrees over night. This means that the best time to sealcoat is between the months of May and October.
HOW DO YOU PREVENT SEALCOAT FROM GETTING ON WALKWAY'S OR PROPERTY?
Pros Asphalt crews are professionals, some with 15+ year's experience they take precautions, including tarps and shields, to prevent sealcoat from over-spraying on your property.
However, as the material is sprayed, there are some cases in which overspray occurs and can be cleaned.
WILL SEALCOATING HARM MY LAWN OR GRASS?
Occasionally sealcoat could overspray slightly onto the lawn. The sealer will not harm the grass; a mowing will get rid of the sealer.
WHEN I PARK OR DRIVE ON MY ASPHALT, WHY DOES TIRE MARKS APPEAR
Because the sealcoat takes time to fully cure, tire marks sometimes appear up to 1 to 2 weeks after the sealcoat is applied, especially during humid summer months. After the sealcoat cures, the tire marks will disappear.
SOMETIMES THE SEALCOAT DRIES GREY OR BROWN. WHY DOES THIS HAPPEN?
Like any sprayed or liquid-based coating, the sun helps sealcoat dry. In areas of shade, such as under a tree, the sealcoat may dry differently than the rest of the driveway. Over time, the sealcoat will dry to a uniform appearance and color.
